30×37 Garage Kit w/Attic

This materials package includes everything needed to construct a 30-foot by 37-foot pole barn with a wall height of 12 feet 6 inches and an integrated attic room. The structure is built using 3-ply 2×6 glue-laminated posts, each anchored with a 5×16 precast concrete footer block and one 80-pound bag of Sakrete for long-lasting support.

Structural headers are made from 2-ply 2×12 Southern Yellow Pine (SYP). The roof is framed with pre-fabricated attic trusses set on 24-inch centers, featuring a steep 10/12 pitch and engineered to a 35-5-5 load rating—offering strength, spacious attic storage, and visual appeal.

Overhangs are 12 inches on both eaves and gables, finished with vented vinyl soffit and painted steel fascia. Wall framing includes 2×8 treated skirtboards and 2×4 purlins and girts, spaced 24 inches on center for consistent structural integrity.

The roofing system features Everlast 28-gauge LYNX Series metal panels with a Therma Guard R-9 vapor barrier underneath to manage moisture and insulation. Vented closures beneath the ridge cap and foam closure strips at the eaves provide additional ventilation and weather protection.

The building is finished with CertainTeed American Legend Double-4 vinyl siding in a standard color for a clean and durable exterior appearance. All trim elements are color-matched painted steel, including ridge cap, rake trim, and gutter apron.

This package includes one 16′ x 8′ ProDoor 4210 overhead garage door, white in color, with a raised panel wood grain finish. The door is R-10 insulated with a steel back, features a row of windows, torsion springs, standard track, weather stripping, steel angle supports, and a slide lock.

Access is provided by one 3.0 x 6.8 fiberglass entry door with a 9-lite window, along with three 36” x 48” white vinyl single-hung windows for added light and ventilation.

All structural fasteners are included, including 4” GRK structural screws for the headers and color-matched screws for roofing and siding.

Attic Room: 16′ x 8′

The included attic room measures 16 feet by 8 feet and features 3/4” OSB subflooring, with 7/16” OSB panels installed 4 feet high on the sidewalls for protection and rigidity. Access is provided via a 36” split stairway leading to a 36” x 36” landing. The stair system includes 2×12 stringers, 2×10 treads, and 2×4 wooden railings, offering both safety and durability.
