The roof system uses prefabricated trusses with a 4/12 pitch, spaced 48 inches on center, and engineered to a 40-5-5 loading standard for enhanced structural capacity. Trusses are supported by 2-ply 2×12 Southern Yellow Pine headers. Overhangs on both eaves and gables measure 12 inches and include vented aluminum soffit and painted steel fascia for proper ventilation and a clean finish.

Wall framing includes 2×8 treated skirtboards at the base and 2×4 purlins and girts spaced 24 inches on center throughout. The exterior is covered with Everlast 28-gauge LYNX Series metal roofing and siding. A Therma Guard R-9 vapor barrier is installed beneath the roofing to provide insulation and moisture control. Ventilation is enhanced by vented closures under the ridge cap and foam closure strips at the eaves.

Color-matched painted steel trim is included, covering ridge caps, rake and corner trim, base angle, gutter apron, overhead door trim, and double angle trim at the gables to complete the finished look.

Two 10’ x 8’ ProDoor 4210 overhead garage doors are included. Each door is white with a raised panel wood grain design, R-6.8 insulated, vinyl-backed, and equipped with torsion springs, standard track, weather stripping, steel angle reinforcement, and slide locks. These doors do not include windows, providing increased security.

Entry access is provided by two 3.0 x 6.8 fiberglass entry doors with classic 6-panel styling and black keyed knobs. For additional natural light and ventilation, the kit also includes four 36” x 48” white vinyl single-hung windows.

All fasteners are included, featuring 4” GRK structural screws for headers and color-matched screws for roofing and siding to ensure clean, professional installation.

8′ x 40′ Open Lean-To (Eave Side)

The included lean-to adds covered exterior space along one eave and measures 8 feet by 40 feet. It features 4×6 treated posts spaced 10 feet on center, each set with a 5×12 precast footer block and Sakrete for durability.

Framing components include 2×10 Yellow Pine headers and ledger boards, 2×8 rafters with a 2/12 pitch spaced 4 feet on center, 2×6 treated Y-braces for diagonal support, and 2×4 treated uplift blocks for added structural reinforcement.
